This 3,767 sq ft / 350 sqm villa called “Villa Jade” resides at the beautiful beachfront Villas Nizuc offering a luxury beach vacation on Mexico’s Caribbean!

You'll get stunning ocean views from many rooms of the home and from the private terrace lounges. It will be a tropical Cancun vacation to remember!

Three-story Villa Jade features the following:

- OPEN, LUMINOUS MAIN LIVING ROOM with a Samsung 75” wall-mounted Smart TV, plush sofa, sprawling ocean views; wonderfully designed for enjoying downtime moments at home

- DINING AREA with a comfortable dining table to seat 8 for sit-down meals in the peace and comfort of home.

- FULLY-EQUIPPED KITCHEN with granite countertops and high-end appliances for preparing meals at home.

- BREAKFAST BAR SEATING at the kitchen counter with two seats to either help with food prep or grab a coffee or midday snack.

- BEAUTIFUL OCEANVIEW TERRACE for a fabulous place to sip your morning coffee, afternoon cocktail or a glass of wine with the sea breeze.

- SECOND LIVING ROOM with comfy sofas and another Samsung 65” wall-mounted Smart TV, in case you want to watch two different shows at the same time.

- CAPTIVATING SPIRAL STAIRCASE to the upstairs 4 BEDROOMS that feature anticyclonic curtains (super black-out shade), 500-thread-count cotton sheets, feather duvets and pillows, all stylishly designed to comfortably sleep 8 guests:

- 5 LUXURIOUS FULL BATHROOMS, some ensuite, featuring indulgent rainfall shower heads. There’s another half bathroom in the home for added convenience.

- Wi-Fi and LAPTOP WORKSPACES can be found in the home in the event there is/are remote workers in the group.

- WASHER and DRYER inside Bedroom #4.

- FREE assigned PARKING spot on the premises.

You can walk from the Villa to the beach in just steps. You’ll be in the Punta Nizuc side of Cancun’s Hotel Zone, and there is so much to see and do for the entire family there, from shopping, fine dining, sites, water sports, and activities!

If you venture out you’ll find everything from water sports like snorkeling, scuba, paddle boarding, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private yacht tours and fishing charters, golfing, day trips to Playa or Tulum and more! There’s something for everyone.

The check-in is in person with the concierge, who will meet you upon arrival and remain at your disposal for any questions you might have.

You'll have full and exclusive access to your villa during your stay. You'll also have shared access to all the common areas and amenities at Villas Nizuc, like the pools and lounge chairs.

- Travelers must be at least 21 years of age or older to book.

- No smoking of any kind (tobacco or cannabis) is allowed inside the villa, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $500 USD penalty.

- No parties or events are permitted, illegal activity is prohibited, and excessive noise will not be tolerated. Quiet hours are from 11 pm to 7 am. Please no loud music or noises during this time. We must be respectful of the neighbors.

- No guests, other than those listed on the reservation, are allowed at the property.

- No tent or other structures may be set up on the ground of the property.- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.

- It's mandatory to provide a government ID for all guests on the reservation prior to arrival and on the day of check-in.

- Please do not force open any locked cabinets and windows found in the home, if you do so, it will incur a $500 USD penalty fee.

- Please avoid moving furniture.

- Pets are not allowed.

- Guests must adhere to the building and pool rules as well.

The max occupancy for this property is 8, including all adults, children and infants.

-Guests must climb stairs as it's a three-story villa

-No loud music, noise, or rude behavior is allowed at the resort pool. No glassware is allowed in the pool area, and no eating or drinking when in the pool. The pool closes at 8 pm.

We provide a few basic essentials to make you feel more at home when you arrive, like some shampoo, conditioner, shower gel, and toilet paper, but please note that these items are not replenished during your stay. If you need more, you’ll need to purchase more.

There’s no daily housekeeping service. But if you'd like the place cleaned during your stay, room cleaning can be arranged for an additional fee.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This must be paid by credit card at check-in and will be refunded after check-out, provided all terms are met.
